and Open Question: Calculation help with buying a condo?  I bought a condo so now everyone I know thinks that I’m an expert. This is something someone asked me recently. I don’t think they can afford it because it will be too much stress in not too long and I don’t know if they can get the financing. Maybe you have some thoughts or disagree with me.
Person makes $22K/year after taxes. He has about $600 in monthly expenses but doesn’t pay rent. Lives at home with parents. He doesn’t have money in savings but could do it seing that I think he blows and lends the rest of his money to people.
He is looking at condos that have been foreclosed on and are selling $50K-$75K with taxes that would be about $2K/year. That would make his montly payments about $600/month based on $75K purchase. Add PMI then he is at $700/month.
Is it possible for him to get a mortgage in these times? Are there companies financing properties that low? He says he can put $5000 down, can that help his chances?
We’ve called a few places to ask and they don’t even continue to talk to you if you say the place is selling for less than $100K.

Open Question: Which online stock broker has the shortest period for settling funds after a trade?  I currently use Scottrade which as a whole I like because of its simplicity. I trade with a cash account and Im not interested in getting involved with a margin account or anything like that. I like to keep things simple.
A very limiting factor with Scottrade is the 3 days you need to wait until your funds settle after selling a stock. You can buy again but you cant sell until the funds have been settled. (well you can but you arnt supposed to)

The CD’s would have to be in the childs name, parents name and I could also be listed… the problem is I don;t trust my daughter in law not to cash the CD’s. If I buy bonds am I able to put them in my grandchildren’s names and my name to make sure they don;t get cashed?
